How it is calculated

A commercial property loan finances a shop, office or warehouse, usually secured by a mortgage on it. The home loan tax exemption does not apply. Consumer loan term limits do not apply to loans for buying other real estate; the bank sets the loan-to-value and term.

FormulaKredi = Bedel − Peşinat; Taksit = Kredi × r′ ÷ (1 − (1 + r′)^−n)r: monthly rate · n: term in months · As a business r′ = r × (1 + BSMV 5%); as yourself r′ = r × (1 + KKDF 15% + BSMV 15%).

Example

For a ₺6,000,000 property with ₺2,000,000 down, a ₺4,000,000 loan at 3.15% a month over 60 months: as a business (BSMV 5%) ₺154,184.09 a month, ₺9,251,045.24 in total; as yourself (KKDF and BSMV at 15% each) ₺179,998.58 a month, ₺10,799,914.71 in total.

Frequently asked questions

Are KKDF and BSMV charged on commercial property loans?

Borrowing in lira as a business adds BSMV of 5% to the interest and no KKDF. Borrowing in your own name as a consumer adds KKDF 15% and BSMV 15%. The home loan exemption does not cover commercial property.

How much can I borrow against a commercial property?

Unlike homes, there is no BDDK loan-to-value table for commercial property; banks usually lend a share of the valuation set by the borrower’s credit profile.
