How it is calculated

Turkish home loans are repaid in equal monthly instalments. Early payments are mostly interest; as the balance falls, the interest share shrinks and the principal share grows.

FormulaTaksit = A × r ÷ (1 − (1 + r)^−n)A: loan amount · r: monthly rate (3.05% → 0.0305) · n: term in months. For taxed loans r is increased by the KKDF and BSMV rates.
  1. Divide the monthly rate by 100.
  2. Use the formula to find the fixed monthly payment.
  3. Each month, interest on the remaining balance is taken from the payment; the rest reduces the principal.

Example

A ₺2,500,000 loan at 3.05% a month over 120 months has a monthly payment of ₺78,380.33. Over 120 payments you repay ₺9,405,640.01, of which ₺6,905,640.01 is interest.

Frequently asked questions

Are KKDF and BSMV charged on home loans?

No. Consumer loans used to buy a home are exempt from both KKDF and BSMV, so no tax is added to the payment.

Is there a penalty for paying off early?

For fixed-rate home loans the bank may charge an early repayment fee: at most 1% of the amount repaid early if 36 months or less remain, at most 2% if more remain.

Should I enter a yearly or monthly rate?

Monthly. Turkish banks quote home loan rates per month. If you have a yearly rate, divide it by 12.
